Aurora had an excellent 4th quarter sales of houses in 2015. We saw sales remain strong at the same level as last year and yet prices soared by 10% over 2014. New listings remained strong though inventory fell by the end of the quarter.
For the 9th quarter in a row Aurora prices increased, this time by 10% to an average homes sales price of $765,700 from $697,760 the same period last year. Actual sales were down by 1 sale from last year to listings on the market.
Houses remained on the market for just over 3 weeks down from over a month last year and the sellers were getting 99% of asking price each sales which was up 2% over last year.
The Aurora market is showing no signs of weakness in the market and if inventory continues to remain low we will see sales remain strong and prices even stronger. If you are thinking of putting your home on the market now is a strong time to do so as we really do not know how long this market will remain as a sellers market.
Sales in Aurora for the 4th quarter of 2015 were very strong. Sales remained the same as the period last year and prices continued to increase over the same period of last year. Inventory continues to move along at the lower end and we are still seeing sellers get the value that they are looking for and homes are still moving quickly.
The sales in Aurora were virtually the same as 2014 over the same period last year. More than 190 houses sold. Prices grew 10% over last year to over $765,000 average. Though we would like to see inventory increase faster the new listings entering the market was 3% higher than last year, though houses sold so we saw a 26% decline in actual listings on the market at the end of the quarter. Sellers were getting over 99% of their asking price and most homes sold in less than 3 weeks.
Overall it was a very strong quarter for Aurora and we only see positive signs in the near future. One thing is very certain is if you are debating on selling your home in the near future get it on the market now as we have no clue as to how long the interest rates will remain low. As we see interest rates rise their is a high probability that we will see the possibly of lower value to homes.
