In order to understand the attractiveness of the Bayview Southeast neighbourhood for buyers and sellers, it is necessary to compare the present market to a previous one. In this case the third quarter statistics of 2014 are compared side-by-side to the third quarter statistics of 2013 from the Community Housing Market Report York Region, Aurora, with with the increase or decrease in results in the right hand column.

Home sales in 2014 decreased to 1 from 5 in 2013, but because of privacy laws and the fact that only one sale occurred, the Average Home Sale Price and the Total Dollar Volume cannot be given. For the same period there were 2 fewer New Listings in 2014 and 2 fewer Active Listings. We know the desirability of the neighbourhood helped with any increase in sale price, but continually low interest rates also helped in this regard. The Average Number of Days on the market was 25 in 2013 and the Percentage of Sold Price To Listing Price was 95%. The majority of Bayview Southeast real estate sales came from detached homes as shown below with breakdown by type. The sales statistics of this desirable neighbourhood are generally a good indicator of the strength of the overall Aurora Housing Market.

This is another example of Real Estate as a Great Investment. At present there is relatively low risk with excellent chances of increasing the value of your own estate. With homes selling close to full listing price in a relatively short length of time, Bayview Southeast, Aurora continues to be strong in York Region real estate and a great investment. Our strong economy should continue with this neighbourhood helping to lead the way.
