Crosby History: This part of Central Richmond Hill may be referred to as the land between Major Mackenzie Drive to the south, Elgin Mills Road to the north, Yonge Street to the west and Bayview Avenue to the east. The area west of Yonge Street is, also, part of Central Richmond Hill, but, it is, often, referred to by the more common name of Mill Pond. The main road running east and west through this part of Richmond Hill is Crosby Avenue, and it's significance has not been lost with the new "Crosby" real estate designation by the Toronto Real Estate Board.

Crosby Amenities

Although, the five main tracts of land have long since been developed and built upon, much of the history dwells, mainly, along the Yonge Street corridor and the commercial ventures that provided the impetus for more development within the community. Names such as Robert Moodie, James Kerswell, James Shaw, Amos Wright and Parker Crosby appear at various times as major landowners. Often, these landowners and farmers were businessmen as well, and were involved in local commercial ventures, many of which began in the 1840's and 1850's. These men are, still, remembered by the streets named after them.

In 1890, Yonge Street businesses included Isaac Crosby's general store, Doctor James Langstaff's premises, Alexander Moodie's general store, William Pugsley's butcher and cattle dealer facilities, J. H. Sanderson's drug store, Mathew Teefy's postmaster, clerk and justice of the peace property, William Trench's carriage works and the Wright Brothers' furniture dealers and undertaker's parlor. The owners of these businesses and services are, also, remembered by the streets named after them.

Metro Kozak, a former, long-time resident of Richmond Hill and honoured by the Town with the Kozak Parkette on Stephenson Crescent, once said that he lived on Crosby Avenue when it was just a lane. At the age of 13 he drove the family truck to downtown Toronto in order to get his driver's licence. Four older friends were with him, but he was the only one that passed his driver's test. In those days he was one of, only, about 200 people living in Richmond Hill. Every Saturday night during the summer months, the locals would walk to the corner of Yonge Street and Crosby Avenue for a street dance at the unpaved intersection. Some years ago, resurfacing of this same intersection had to be stopped when the paving crew found some evidence of the original tracks of the Yonge Street radial railway.

Crosby Real Estate: Development of a village began in the 1820's when James Shaw began to subdivide his Yonge Street frontage into lots for commercial use. Now, attempts to rejuvenate the Yonge Street core of Old Richmond Hill are, seemingly, of continued local importance. The local Business Improvement Area and the Town's new Strategic Plan attempt to "provide guidance for downtown land use and urban design policies".

Today, the Newkirk Business Park stretches from Major Mackenzie Drive northward along Newkirk Road to Elgin Mills Road East and is home to many commercial and industrial ventures. Much of Richmond Hill's original industrial development took place through this Central Richmond Hill corridor.

Crosby Real Estate: Heritage

Older homes, many with heritage designation, which lie east of Yonge Street over to the industrial corridor between Crosby Avenue and Major Mackenzie Drive to the south, have, always, helped address the Town's residential needs. Like the Mill Pond neighbourhood, this established community provides residents with a different living environment. Here, architectural styles attract buyers and sellers to more cozy, relaxed living.

Other homes in Central Richmond Hill east of the Newkirk Business Park date from the 1950's and 1960's. They are, for the most part, solid and well-built, as were most of the homes of the era. These homes south of Crosby Avenue are , mostly, detached, brick bungalows, on quiet crescents that emanate from or close to Bayview Avenue. In 1954, homes in this Richmond Acres subdivision sold for prices ranging from $12,500 to $14,500. Sometimes, residents and real estate agents refer to this area as part of Beverley Acres or Crosby.

Some of the homes north of Crosby Avenue in the Beverley Acres neighbourhood are detached, but, many are semi-detached, either bungalow or two-storey. Often, these homes are found to have basement apartments, some of which have not been retrofitted to comply with present fire code regulations, but attempts by homeowners to do so are ongoing.

This area is very attractive for buyers and sellers, as the prices are, generally, less than prices in other, newer, Richmond Hill communities.
